About me

Fifteen years. Five countries. One standard of excellence.

I am Ar. M. Bilal Haider Ramay, Principal Architect and CEO of MBH Architect, Interior and Construction. My journey in the world of design began with my Bachelor of Architecture degree from UET Lahore. I founded my firm on December 8, 2010, and over the past 15 years, I have dedicated myself to transforming empty spaces into beautiful, functional environments.

Throughout my career, I have successfully designed and delivered more than 5,000 projects across Pakistan, alongside international work spanning over five countries. I specialize in spatial planning, structural integrity, and aesthetic balance. My expertise covers a wide variety of architectural styles, including:

01Architecture

I design homes, villas, offices and commercial buildings from the first sketch to the final working drawings. Every plan is worked out around how the building will actually be used, how light moves through it and how it sits on its site. I have worked in Victorian, Gothic, Spanish, contemporary and modern styles, so the design follows your taste, not a template.

02Interior Design

Interiors that feel as good as they look. I plan the layout, choose the materials, design the lighting and detail the joinery so that every room is comfortable, practical and finished to a high standard. The result is a space that suits the way you live or work, not just a showroom picture.

03Town Planning

Master planning for housing schemes, mixed-use developments and private estates. I set out roads, plots, green areas and services so the scheme works well today and still makes sense as it grows. Approvals, bylaws and drainage are handled early, so there are no surprises later.

04Landscaping

Gardens, courtyards, lawns, water features and outdoor living areas designed as part of the building, not an afterthought. I choose planting and materials that suit the local climate and are easy to maintain, so the outdoor space stays beautiful year after year.

05Construction

I build what I design. My own team takes the project from foundation to finishing under my direct supervision, with a clear budget agreed at the start and regular progress updates. You deal with one person from the first meeting to the day you receive the keys.

06Industrial Work

Factories, warehouses, workshops and large marquee structures planned for smooth operations, safety and long service life. Layouts are designed around machinery, storage and workflow, and the structure is engineered to handle heavy loads and heavy use.

from first conversation to handover

  1. 01

    Consultation

    It starts with a proper conversation. I sit down with you, understand what you need, how you live or work and what you want the finished building to feel like. I then visit the site, study its orientation, access and surroundings, and give you a realistic budget and timeline before a single line is drawn. You know exactly what you are signing up for.

  2. 02

    Concept Design

    This is where the idea takes shape. I develop plan options, massing and elevations, test them against sunlight, ventilation, privacy and the local climate, and present them as 3D visuals so you can see the building before it exists. We refine together until the design is exactly right for you and your site.

  3. 03

    Documentation

    Once the concept is approved, I prepare the complete working drawings: structural, electrical, plumbing, material schedules and every detail a contractor needs to build accurately. Drawings are coordinated and checked, and approvals are submitted, so construction runs from a clear set of instructions with no guesswork.

  4. 04

    Site & Handover

    I stay involved right through construction. Regular site visits, quality checks at every stage, coordination with contractors and suppliers, and quick decisions when questions come up on site. Before you receive the keys, we walk through the finished building together and I make sure every detail matches the drawings.

06 / How I charge

Honest fees. Agreed before we start.

In fifteen years I have learned that clients value one thing above everything else: knowing exactly where they stand. That is why every fee here is simple and fixed. Your first consultation is a set visit fee. House and interior design are charged per marla, so whether you own a 5 marla plot or a 2 kanal farmhouse, you know the cost before the first sketch. Landscaping, commercial, industrial and structural design, along with all government documentation, are charged per square foot. If you want me on site, supervision is one monthly fee for as long as construction lasts. And if you hand the build to my team, the construction rate is worked out on a proper BOQ at today's material prices and locked in a written agreement. No estimates that grow, no hidden extras, no awkward conversations later. Just a clear number, agreed in writing, before I pick up a pencil.

    All the government paperwork needed before you can build: submission drawings, signed and stamped, map approval and scrutiny, Civil Defense and Rescue 1122 files and NOCs, EPA NOC and Environmental Impact Assessment, soil test report, plus government fee deposits. I handle the whole file so you do not have to chase any department.

    Turnkey construction of your project by my own team, from foundation to finishing. How much does an architect charge in Pakistan?

My fees are fixed per stage and agreed in writing before any work starts. The first consultation is a fixed visit fee. Residential and interior design are charged per marla, so a 5 marla, 10 marla or 1 kanal house has a clear price from day one. Commercial and industrial projects and full documentation are charged per square foot of covered area. Site supervision during construction is a monthly retainer. Turnkey construction is quoted separately once the drawings are ready. You receive a written quote with everything listed, so there are no hidden costs later.

How long does a house design and construction take?

Design for a house normally takes 3 to 6 weeks, including revisions and 3D views. Construction of a 5 to 10 marla house usually takes 8 to 12 months for grey structure and finishing, and a 1 kanal or larger house can take 12 to 18 months. Commercial and industrial projects are planned on their own schedule. I give you a realistic timeline at the start and keep you updated as work progresses.

Do you design 5 marla, 10 marla and 1 kanal houses?

Yes, these are the most common plots I work on across Pakistan, along with larger farmhouses and villas. Every plan is designed for your family, your plot dimensions and your budget, not copied from a catalogue. I also handle corner plots, narrow plots and plots with awkward shapes, where a good plan makes a big difference.

What is included in your design package?

A complete package includes the architectural plans, elevations and sections, 3D exterior and interior views, structural drawings, electrical and plumbing drawings, and working drawings for the contractor. Depending on the project it can also include interior design, landscaping and the approval drawings required by the local authority.

Do you handle map approval and government documentation?

Yes, the complete file. I prepare the submission drawings according to the bylaws of your area, get them signed and stamped, and take them through scrutiny and map approval with the relevant authority, whether that is FDA in Faisalabad, LDA in Lahore, CDA in Islamabad or a private housing society. For commercial and larger projects I also arrange the Civil Defense and Rescue 1122 files and NOCs, the EPA NOC and Environmental Impact Assessment, and the soil test report, and I deposit the government fees on your behalf. Getting this right at the start avoids delays and penalties during construction.

Do you provide 3D views before construction starts?

Always. I present every design with realistic 3D exterior and interior views, so you can see exactly how the finished building will look and make changes on screen rather than on site. For larger projects I can also prepare walkthrough animations.

Can you handle construction as well, or only the design?

Both. Most of my clients prefer the turnkey option where my team builds the project under my direct supervision, from foundation to finishing, with one agreed budget. If you already have a contractor, I can provide the design and then supervise the work to make sure it is built as drawn.

Do you do interior design and renovation for existing houses?

Yes. I take on complete interior design for new homes, offices and shops, as well as renovation of older houses where the layout, finishes or elevation need updating. This includes kitchens, bedrooms, drawing rooms, false ceilings, lighting, woodwork and furniture layouts.

Do you work with clients outside Faisalabad?

Yes. I work across Pakistan, including Lahore, Islamabad, Karachi, Multan, Sargodha, Sialkot, Gujranwala and smaller cities. Site visits are arranged for construction projects, and design work is coordinated through drawings, 3D views and online meetings, so distance is not a problem.

I live abroad. Can you design and build my house in Pakistan?

Yes, and this is a large part of my work. I have completed projects for overseas Pakistanis in the UK, the Middle East and other countries. You approve the design online through 3D views, and during construction you receive regular photo and video updates, so you always know what is happening on your site even when you are thousands of miles away.

What is the difference between grey structure and finishing?

Grey structure is the basic building: foundation, columns, beams, slabs, brickwork and plaster. Finishing covers everything that makes it a home: flooring, tiles, paint, woodwork, kitchen, bathrooms, electrical fittings and so on. I can take on either stage or the complete project, and the quote clearly shows what is included in each.

Do you design commercial, industrial and marquee projects?

Yes. Alongside houses I design and build offices, plazas, showrooms, restaurants, schools, factories, warehouses and marquee and event structures. Commercial and industrial projects are planned around how the business operates, so the layout supports the work rather than getting in its way.
